Compare epoxy flooring companies before you hire

If you're getting quotes in Palm Beach, Broward or Miami-Dade, you've probably run into several coating companies — national franchises and local installers alike. How to compare coating contractors

Whoever you hire — including us — these are the questions that separate a 20-year floor from a 2-year floor.

Surface preparation

Ask exactly how the slab is prepped. Diamond grinding to a proper profile is the industry standard; acid etching or light sanding is a red flag. Prep is where most floor failures are born.

Moisture testing

South Florida slabs are wet slabs. Ask whether the installer moisture-tests before coating and what they do when readings are high — a vapor barrier costs less than a redo.

Coating chemistry

"Epoxy" can mean anything from water-based paint to 100%-solids resin. Ask what percentage of solids the base coat is, and what the top coat actually is (polyaspartic? urethane?).

UV resistance

Raw epoxy ambers in sunlight. If the floor sees sun — garage aprons, patios, pool decks — the system needs a UV-stable top coat. Ask which layer provides it.

Installation process

One-day installs are real, but speed comes from chemistry, not skipped steps. Ask how many layers go down, cure times between them, and what happens if weather or moisture interferes.

Warranty — in writing

Ask what the warranty covers (adhesion? wear? yellowing?), for how long, and get it in writing. A long warranty only matters if the company answers the phone in year five.

Customization

If you want a specific look — custom metallic movement, a two-tone flake blend, your team's colors — ask to see photos of comparable custom work, not just stock samples.

Residential vs commercial capability

A garage specialist may not be set up for a warehouse, and an industrial contractor may not sweat the looks of your show garage. Match the company's actual portfolio to your project.
